2. Services

We provide AI/ML-powered software, tools, content, and related services for real estate workflows. Features may change or be withdrawn without notice. We do not provide legal, financial, or valuation advice.

3. Eligibility

• You are at least 18 and have capacity to contract.
• You are a professional user or have a legitimate business interest.
• You provide accurate information and keep credentials secure.

4. Acceptable use

• No unlawful, harmful, or infringing activity.
• No reverse engineering, scraping, or unauthorized access.
• No misuse of AI outputs; you must review and validate before use.
• No sharing of others’ confidential data without rights.
• No interference with security or service integrity.

5. Intellectual property

We and our licensors retain all rights in software, models, content, and branding. You receive a limited, revocable, non-transferable license to use the services as provided. No rights are granted except as expressly stated.

6. Subscriptions, fees, and refunds

Paid services may be subscription-based or one-off. Prices may change with notice. Unless stated otherwise, subscriptions renew automatically until cancelled. Refunds are not provided except where required by law or explicitly offered.

7. Disclaimers

• Services are provided “as is” and “as available” with no warranties, express or implied.
• AI outputs may be incomplete, outdated, or inaccurate; you must verify before relying on them.
• We do not guarantee uninterrupted or error-free operation.

8. Limitation of liability

To the maximum extent permitted by law, we are not liable for indirect, incidental, special, consequential, or punitive damages, loss of profits, data, business, or goodwill. Our total liability for any claim is limited to the amounts you paid for the service giving rise to the claim in the 3 months before the event (or £100 if none).

9. Indemnity

You will indemnify OKII LTD and its officers/employees against claims arising from your misuse of the services, your content, or your breach of these Terms.

10. Termination

We may suspend or terminate access for any violation. You may stop using the services at any time. Provisions on IP, liability, indemnity, and governing law survive termination.

11. Privacy

Your data is handled under our Privacy Policy (see /privacy).

12. Governing law

These Terms are governed by the laws of England and Wales. Courts of England and Wales have exclusive jurisdiction, subject to any mandatory arbitration/ADR we agree separately.

13. Changes

We may update these Terms; material changes will be posted with an updated “Last updated” date.
